What to Expect Through the Process

Selling your home can be one of the most stressful things there is in life. From getting your house market-ready to choosing the right listing price, there are a lot of variables in the process. Choosing the right real estate agent can help – a true partner who can help you navigate the process of selling your home, not just stick a sign in your yard and charge you a commission.

When it comes to selling your home, we realize that there is a fine balance between logic and emotion. The sad truth when selling is that one of your biggest financial and emotional assets – your home – becomes a commodity. Simply put, buyers want to pay the lowest price possible for your memories. Here’s how we approach it:

Steps for Selling Your Home

Step 1: Build the Relationship

We don’t start with comparables, a contract, and a sign in the front yard. Our approach is a little different – a coffee or a chat to get to know each other is an essential first step in our book.

Step 2: Tackle the Business of Listing

After we’ve determined it’s a good fit to work together, we will do a Comparable Market Analysis (CMA) of your home. We’ll look at previous tax bills, previous sales in MLS, use the Automated Value Model (AVM), and help you determine the best list price for your home. Ultimately, it is your choice, but we can help give you information about how your home compares to the values of other properties for sale in your area.

Step 3: Get Your Home Ready

This is actually the fun part. Simple touches can go a long way. We’ll provide you with suggestions on small, inexpensive things that can help you list sell home. Too bad you didn’t tackle the “Honey-Do List” years ago and enjoy them yourself before listing!

Step 4: Photography

A picture says a thousand words – so we insist on getting photos right! Clutter-free homes, a sunny day to show all the natural light, and a professional camera. We’ll take photos of your home and determine which pictures will best drive viewings.

Step 5: Set Up the Listing

Once we have all the details and photos taken care of, we’ll set up your listing in MLS, as its own page as a Featured Property on our website, and push it out to our social media channels, peers in the industry, and Realtor.com.

Step 6: Live A Little

After your home is listed, you can live a little. Keep things clean and orderly, but know that a little “lived-in” look in your home is an ok thing. We use a viewing service to schedule any showings, giving you notice so you can tidy up, grab fido and the kids, and hope your future buyer is stepping through the front door.

Step 7: The Offer

Yes, it’s the moment you’ve been waiting for. Will it be high? Low? What contingencies are attached? When an offer comes in for your home, we’ll review the details with you and help you weigh your options. Remember though, statistically speaking, the first offer is typically the best.

Step 8: Inspection Time

A worrisome time in any real estate transaction is the home inspection. Remember, it is the inspectors job to pick your home apart, providing the buyers with as much information as they need to make a decision. If requests do come back, we’ll help you work with the buyer’s agent to make the best decisions for all involved.

Step 9: Preparing for Closing

As the seller, you don’t have a lot to do to prepare to close – most of the homework is on the buying side. So, you can focus on packing and moving! A few days before closing, the buyer will do a final walk through just to ensure the home is in the condition it was at the time of the offer.

Step 10: Closing

We make an effort to attend every closing. You never know what questions or concerns might come up, plus it’s the big celebration at the end of all the hard work that makes our jobs worth it! As the seller, you’ll receive the proceeds from your home sale, turn over the keys, and be on to your future adventures!
